Privacy and Cookie Policy
How domusmio handles personal data about you – what we collect, why we are allowed to, who else sees it, how long we keep it, and what you can require of us.
Last updated: 31 August 2026 · version 1.0 · the Danish version prevails
1. Data controller
This policy describes how Domusmio ApS, Strandvangen 33, 2635 Ishøj, Denmark, CVR no. 38914871 (“domusmio”, “we”, “us”), collects, uses and discloses personal data about you as a user of domusmio.com, our mobile applications and other digital services (the “Service”).
domusmio is the data controller under the General Data Protection Regulation (GDPR) and the Danish Data Protection Act. If you have questions about this policy, or want to exercise your rights, write to info@domusmio.com.
This is a translation for convenience. The agreement is concluded in Danish or English, and in case of any discrepancy the Danish version prevails.
2. Where domusmio is right now
domusmio has not launched. Today you can do two things: read this website, and sign up to be told when we go live. The Service itself is open to a closed group of invited beta testers.
This policy covers both, and it says clearly along the way where something is not yet in use – payment and AI features, for example. We name the supplier here before the feature goes live, not afterwards.
3. What data we process
3.1 If you sign up for launch
We process your email address and the language you read the page in. That is all. We do not ask for a name, an address or anything else.
3.2 If you use the Service
- Account details: name, email, phone number and password (encrypted).
- Property data: the address of and information about your property, including building parts, their condition, photos, notes and history, which you register yourself.
- Payment details when taking out a subscription. The card details themselves are handled by the payment provider – we never see them.
- Your communication with us, for example support enquiries.
3.3 Data we collect automatically
- Technical and usage data: IP address, device and browser type, log data, and how you use the Service.
- Data from cookies and similar technologies, see section 8. On this website that is one entry, and it does not require your consent.
4. Purposes and legal bases
| Purpose | Legal basis |
|---|---|
| Sending you one message when domusmio launches, because you asked for it. | Your consent (art. 6(1)(a)), cf. section 10 of the Danish Marketing Practices Act. You can withdraw it at any time. |
| Creating and administering your account and delivering the Service, including storing the property data you enter. | Necessary for the performance of our contract with you (point (b)). |
| Participation in the beta programme. | Contract (point (b)), cf. the beta programme terms. |
| Charging for subscriptions and preventing misuse and fraud. | Contract (point (b)) plus legal obligation and legitimate interest (points (c) and (f)). |
| Support and responding to your enquiries. | Contract (point (b)) and legitimate interest in good customer service (point (f)). |
| General operation, security, error correction and improvement of the Service. | Legitimate interest (point (f)). |
| Statistics, analysis and product development beyond what is necessary to deliver the Service, including processing towards anonymisation and training AI models on pseudonymised data. | Your consent (point (a)) – separate, and always withdrawable. |
| Sharing information about your property with partners, e.g. tradespeople, to obtain quotes for you. | Your consent (point (a)) – separate, and always withdrawable. |
| Newsletters and marketing beyond the launch message. | Your consent (point (a)), cf. section 10 of the Danish Marketing Practices Act. |
| Compliance with bookkeeping, tax and other legislation. | Legal obligation (point (c)). |
5. Your property data in particular
The information you register about your home and its building parts – including condition, photos and history – is the core of the Service. We process it because that is necessary to deliver the Service to you, cf. GDPR art. 6(1)(b). You therefore do not need to give separate consent to this basic processing; it follows from you creating an account and accepting our terms.
If we want to use your property data for anything other than delivering the Service – for statistics and product development, or to share information with partners for the purpose of quotes – we always ask for your prior, explicit and separate consent for each individual purpose. Fully anonymised data that can no longer be attributed to you is not personal data and may be used freely.
You can view, change and withdraw your consents at any time under “My page” in the Service, without it affecting your access to the basic Service.
Providing account details and basic property data is a prerequisite for us delivering the Service – without them you cannot create or use your account. domusmio makes no automated decisions, including profiling, that produce legal effects concerning you or similarly significantly affect you.
AI features are not yet in operation. When they are, the property data you choose to apply a feature to will be processed by our AI provider as a data processor – solely to deliver the feature to you – and your data will not be used to train the provider's models. The provider and its region are named in section 6 before the feature goes live. AI results are indicative and have no legal effect.
6. Who we share data with
We never sell your personal data to third parties. We use data processors who process data on our behalf, and we have entered into data processing agreements with them in accordance with GDPR art. 28.
| Recipient | What they process | Where |
|---|---|---|
| Microsoft Azure | Hosting of this website and of the function that receives launch sign-ups. User identities and outbound email from the Service. | EU |
| Hetzner Online GmbH | Hosting of the Service itself: database, files and operational logs. | Germany and Finland – EU |
| Danish public registers (BBR, DAR, Datafordeleren) | Lookups against your address when you register your property. The registers are independent data controllers, not our processors. | Denmark |
| Payment provider – not yet in operation | Will handle subscription payment. Named here before payment opens. | EU |
| AI provider – not yet in operation | Will process the property data you apply an AI feature to. Named here, with its region, before the feature goes live. | Not yet determined |
| Partners, e.g. tradespeople | Only if and to the extent you have given separate consent, cf. section 5. | Denmark |
We use no cookie consent solution, because there is nothing to consent to, cf. section 8. We also disclose data to public authorities where we are legally obliged to.
Transfers to third countries. All hosting takes place within the EU/EEA, so no third-country transfer occurs today. This website loads no fonts, analytics or anything else from third parties. If it ever becomes necessary to use a sub-processor outside the EU/EEA, we ensure a valid transfer basis – typically the European Commission's Standard Contractual Clauses – and update the table above before that happens.
7. Retention and deletion
- Launch sign-ups: your email address is deleted once the launch message has been sent. If you withdraw your consent before then, we delete it immediately.
- Account and property data: kept for as long as you have an active account. If you close your account, we delete or anonymise the data no later than 3 months afterwards.
- Support enquiries: kept for as long as necessary to answer and document the matter.
We keep data longer where we are obliged to – for example the five-year rule for accounting records under the Danish Bookkeeping Act – or where it is necessary to establish, exercise or defend a legal claim. We tell you about that exception here, in advance, rather than when you ask to be erased.
8. Cookies
This website sets no cookies. There is no analytics, no advertising, no third party and no tracking. The only thing stored on your device is your choice of language – and only if you click it yourself. That is why there is no cookie banner: there is nothing to consent to.
See the full breakdown on the cookie page, which sets out exactly what is stored, why it does not require consent, and how to remove it.
The Service at app.domusmio.com is a different website with its own sign-in and its own technical requirements. It has its own disclosure, and a choice here does not apply there.
9. Your rights
- The right of access to the personal data we process about you.
- The right to rectification of inaccurate data.
- The right to erasure, where the conditions are met.
- The right to restriction of processing.
- The right to data portability, where specific conditions are met.
- The right to object to the processing.
- The right to withdraw a consent at any time, without affecting the lawfulness of processing carried out before the withdrawal.
Write to info@domusmio.com, or use the functions under “My page” in the Service. We reply within one month. If you signed up for launch and changed your mind, “delete me” is enough – we do not ask for a reason.
10. Complaints
If you disagree with the way we process your personal data, we would rather hear from you first at info@domusmio.com. You may always complain to the Danish Data Protection Agency, Carl Jacobsens Vej 35, 2500 Valby, Denmark, www.datatilsynet.dk.
11. Changes
We update this policy when legislation, practice or the Service changes – and as noted, we name new data processors here before they are put to use. Material changes are notified to you, for example by email or by notice in the Service. The date and version number at the top of the page show what you are reading.
