Tasks · operation & maintenance
Coming soon · for Danish homeowners
From the roof to the terrace, from the timber floor to the hedge: domusmio brings your whole home together in one overview, with every task and every date. You know what needs doing now, and what can safely wait until next year.

The problem
When was the roof last inspected? What colour was on the tin for the bedroom? Where is the receipt for the heat pump – and when does the warranty on the decking run out?
It usually ends in two places: a messy folder in a cupboard, and an unpleasant surprise a couple of years later. Keeping up with maintenance costs less than repairing the damage afterwards.
The hard part is not wanting to. The hard part is keeping track.
How it works
You don't start from a blank page. We build a draft from public records about your home – you correct it.
STEP 01
We pull the year built, floor area, land registry and the rest of the BBR record automatically. You confirm it's right.
STEP 02
Carport? Solar panels? Timber floors? Terrace and hedge? From your answers we suggest the building components your home is made of.
STEP 03
Every component gets the tasks that belong to it – with interval, priority and next date.
STEP 04
See what can be done now, what can wait, and how the home is doing overall.
The component card
Details, condition and tasks on the same page – and everything you file away hangs on the component it belongs to.

The whole home
A home is also the floors you walk on, the walls you paint, and everything growing outside. domusmio works with seven kinds – not just the ones that live in the utility room.
Each of them gets the same card, the same history and the same reminders.
What you get
Nine things, all hanging off the same building component. Open one card and you have the details, the tasks, the documents and the history to hand.
The component card
Roof, windows, timber floors, heating, terrace, hedge. Type, manufacturer, quantity, location and warranty – with room for photos and manuals.
Job cards
What needs doing, how often, by which trade – and what it typically costs. Tick it off and the next date is set automatically.
The to-do list
One list, two piles. No long reports – just the next step, in the order that gives you the most for your money.
Calendar & reminders
See the tasks in a calendar and get an email in good time before a date comes up. That's the whole point: you shouldn't have to carry it around.
Lifespan
Every component has an expected lifespan. Together with the year it went into use and its condition, you get a realistic replacement horizon – not a guess.
Inspections & service contracts
Chimney, oil tank, ventilation. We flag the inspections you're legally obliged to have – and keep track of your service contracts and when they expire.
DomusScore
Built from the condition of your components. Easy to follow over time, and easy to show the day you sell.
The document archive
Photos, drawings, warranties and receipts are stored on the component they're about – including the colour code for the wall paint and the receipt from the garden centre.
History
Everything you have done – and every condition assessment along the way – is recorded with a date. Valuable to you, and to the next owner.
Ahead
Here's what we're working on on top of what you get at launch.
Next up
A rolling 10-year plan: what's coming year by year, and what it costs. So you can set money aside in time for the big things, like the roof and the windows.
Next up
Instructions and rules tied to your building components. Not general articles – guidance for exactly what you have.
Next up
Invite your partner or co-owner in, so you both see the same list and don't do the same job twice.
Next up
Photograph a component or upload a receipt, and get the details, product and warranty suggested automatically.
Later
Send a task straight from your job card to a professional, with the right details attached. And find materials that match what is already in the home.
Later
For new-build homes: the 1- and 5-year reviews, defect claims and the warranty overview from the build – together with your house manufacturer.
Later
Give the next owner the home's whole history. Reassurance for the buyer, documentation for you.
Later
We're working on arrangements with insurers, utilities, manufacturers and suppliers, so the effort you put into domusmio gives you something back.
New features arrive continuously. The order may change along the way.
Why domusmio
We start from BBR and the Danish public records – not from an empty spreadsheet.
The plan is built on the discipline of professional building operation, scaled down to fit an ordinary home.
You can export everything at any time – or have it deleted. If we share anything with partners, it is anonymous and by your choice.
Built in Denmark for Danish homes, Danish building components, Danish rules and Danish weather.
